What a difference simply changing the fixtures and adding some fresh flowers makes. There is something to be
said about "livable" fixes, which is our definition of what you can live with in the interim before you remodel.

Wave your mouse for alternate view. Here we changed out the light fixture, as previously noted, and
painted the patterned wallpaper. You might recognize the table from the dining room "before" pictures
-- we
repurposed it! It was a lovely table and we wanted to underscore the size of the breakfast area by
showing that you don't have to pigeon-hole with a glass top table. Also, we opted not to put a rug down
so that prospects could see the integrity of the wood floors.

The Koi pond by itself felt a little
lonely (Oh, and there was a koi in
there as long as my arm. I swear!) We
added furniture to the atrium to create
a nice atmosphere and to reintroduce it
back into the home!
A beautiful and very well maintained Woodlake townhome wasn't garnering the interest it should. The home had
been on the market for 2-1/2 years with a handful of showings.
The first offer came in 2 WEEKS after staging.
Possibly the white carpeting and the soaring ceilings were "cooling" the place down a little. Likewise the
hodge-podge of furniture gave the home an un-lived-in feel to it, moreso than an empty space. The agent felt
with a little warming up, it would sell quickly. She was right.
