A beautiful and very well maintained Woodlake townhome wasn't garnering the interest it
should. The home had been on the market for 2-1/2 years with a handful of showings.
The first offer came in 2 WEEKS after staging.
Possibly the white carpeting and the soaring ceilings were "cooling" the place down a little.
Likewise the hodge-podge of furniture gave the home an un-lived-in feel to it, moreso than
an empty space. The agent felt with a little warming up, it would sell quickly. She was right.

First thing we did was to change out all the light fixtures and the bathroom plumbing fixtures. We felt the
existing ones dated the place and that new ones would be an easy and -- with minimal relative cash outlay --
efficient update! When selling a home, be aware that something as simple as funky fixtures can totally
disarm prospective home buyers and they'll leave thinking about those fixtures instead of how great the
home is. Plus, any new home buyer is likely to make their own upgrades, so with a simple investment in
new fixtures before the sale, they will enjoy the viewing experience better.
